New Developments Could Affect The MLS System

The MLS (Multiple Listing Service) System has been in use since the end of the 1800s. The CREA (Canadian Real Estate Association) and the NAR (National Association of Realtors) were the original founders of the MLS System, and to this day only their members may make use of it. In fact, the MLS is a giant list of properties that is sent from one broker to the rest of those involved with the NAR or the CREA. In return, the other brokers assist the lister sell the home by giving it more publicity, and get a commission for their work. New marketing techniques have given rise to concerns amongst the NRA and the CREA. Both sides seem to agree that there needs to be change from within the system if they are to be competitive in this new market.

The internet is now a valuable tool to home sellers and home buyers. This cuts out the need for the larger publicity that the MLS System offers, as the real estate is presented to several potential buyers over the internet for little to no extra cost although many buyers looking for Mississauga homes may still look for Mississauga MLS listings in search engines. With this new resource, the MLS System has to reinvent itself to stay competitive and the NRA and the CREA have been convening to discuss possible changes. With that being said, the MLS System is still very effective when it comes to locating a buyer for your real estate. Brokers have client bases and know how to negotiate with potential buyers, and it would be best to put your property in their care rather than your own.Nonetheless, the incredible amount of information available on the internet is creating a far more educated house seller market.

The NAR and CREA seem to be of the opinion that the MLS must be deregulate and be open to more than just members of CREA and the NAR. Property sellers often have to do some leg work to find an MLS agent, and opening up the MLS to more realtors will cause less hassle for the seller, which will translate in more clients for the MLS realtor base. The MLS members are aware that in order maintain the MLS and its benefits, they are going to need to share the wealth. If the MLS was to become extinct, then the real estate agents involved would end up losing a source of revenue.

The MLS system enables its members to charge clients extra fees for their services which enables them to make more money. In many situations, these services have little to do with the MLS listing. When this became known to the public, many were outraged by the NAR and the CREA charging fees that were surplus to what was required for just the listing. This increased pressure has brought the CREA to face many critics, and now reforms seem to be unavoidable. The modifications now being tabled revolve around options for the consumer. The realtors are to present what services are to be given, and are to propose reasonable fees for those services.
